Closing - where the end goal of your transaction starts to become reality.
A sort of “beginning of the end,” the term closing (or settlement) means more that just the “close” of your transaction, referring to the meeting in which necessary documents are signed in order to enable the final processes of the transaction. Reaching this point is a sign that everything regarding your transaction is coming together: the contract deadline is being neared, all parties are in compliance with the terms of the contract, and we’ve finished taking care of anything related to the title to the property.
What am I signing?
What you sign depends on your role in the transaction, as well as your circumstances within that role. All parties sign our Escrow General Provisions and Privacy Policy Notice, documents that outline what we do for you as your escrow and title company and how we handle your information. All parties will also sign a settlement statement, which is the overview of the monetary aspect of the transaction.
As a buyer, the documents you sign can vary greatly depending on whether or not you’ll be getting a loan. In the majority of transactions there will be a loan involved, in which the buyer will need to sign their lender’s required loan documents as well as our escrow documents. In the case of a buyer who will be paying for the property in cash, the only documents that are necessary are our standard escrow documents.
As a seller, most documents are quite uniform; there are few instances in which seller documents change. Cases that might bring about slight changes are when the property is owned by a company instead of an individual, if the property has an existing home or is a vacant piece of land, or if the property is an investment vs. a primary residence.

Get comfortable
We know that signing these important documents can be stressful, which can hinder your understanding of what’s being signed. In order to counteract that, we do our best to help you to feel like you’re at home. On top the warmth and approachability that our closers bring to the closing table, we like to offer refreshments that you and those with you are more than welcome to. We want you to be at ease, and ask questions, please!
Bring the family!
Don’t fret about bringing your kids to your closing. Your family is important to you, as it should be! We all have families of our own, and we love having families come all together to sign (and yes, sometimes it’s hard to find a babysitter). We also understand that having little ones present can be a bit distracting at times, and that’s okay. We have multiple different coloring books, small toys and treats to keep them occupied so that you can focus more on the task at hand.
Remote closings
We have a variety of different ways to accommodate the signing of your closing documents if you’re not able to come to our office to sign, ranging from mailing documents back and forth to electronically signing.
Many of the documents you’ll sign for your closing, whether they be documents from the lender or our own closing documents, can be signed electronically with no issue, making for a quick, efficient signing wherever you may be. However, there are certain documents with every transaction that will need to be notarized, and while there are notarized documents that can be sent back to us electronically, we’ll need the original document of those that are most important. One of the most effective ways we can facilitate this is via a mobile notary.
We work with one of the best notary companies in the nation to provide a high quality closing experience wherever you may be. Not only will a notary come right to your location with your documents in hand, they can assist in the signing of all of your documents, not just the documents to be notarized. And when all is said and done, the notary will assist with getting your documents back to us. Really, the only thing the notary can’t do for you is sign your name!
